I would have had no clue how to go about getting a change in my flood insurance situation. The flood zone maps in this city which were originally done in 1911, are, I believe, still in use. The name of this company was enough to spark my curiosity, so after speaking with them, I decided to give it a chance, and am very happy that I did. I was more than reimbursed for the full cost of the service, as I received a full refund from the year which was ending, and a refund from my escrow for the money which was about to be paid out. Our experience with Flood Insurance began during the refinance boom of 2003. We had built our dream home on Cedar Lake (Iosco County, MI) in 1999 and our current mortgage company did not require flood insurance. To our dismay, the refi mortgage lender would not refinance our mortgage without a flood insurance policy.

We decided first to meet with Jim Biggar, the Township Zoning Administrator. We were ignorant and needed information desperately. Mr. Biggar's office seemed a logical place to start. He pulled out a Flood Insurance Rate Map (FIRM) of our township and, sure enough, our property was indeed located with Flood Zone "A". Mr Biggar did have some interesting information though regarding Flood Premium Reduction Services (FPRS). We copied the FPRS contact information and thanked Mr. Biggar for his help.

Before leaving his office, Mr. Biggar asked us to let him know about our experience with flood insurance, FPRS, and how he could better serve his constituents. Since he was so conscientious in his efforts on our behalf, we promised to get back to him with a report.

That evening we relayed our dilemma to a dear friend who owns a local restaurant. "Sure, that's Lexi O'Leary's company". "I have her phone number right here!".

We called Ms. O'Leary the next day to discuss our situation. She told us about her services, that she had a 100% success rate on our lake of having flood premiums eliminated, and that she would mail a contract to us immediately.

When we researched flood insurance premiums in our area, we were shocked to find that a minimum of $1600.00 would be required for annual coverage. Obviously, we could not amortize this huge cost with a lower mortgage interest rate so we cancelled the refinancing of our mortgage. Unfortunately, we could not utilize FPRS in time to save the deal so we did nothing.

In August of 2004 we received a letter from our mortgage company stating that their insurance department had performed a routine audit and discovered that we had no flood insurance. They demanded, and rightfully so, that we provided evidence that a flood insurance policy was in force. They stated that if we had no coverage, that we would have to obtain a policy in order to "Protect our mutual interests".

Once again, we faced the specter of high flood insurance premiums. We contacted Lexi O'Leary of FPRS and requested her services. We received a very straightforward contract, all manner of additional information, and a letter directed to Cedar Lake Association members regarding the subject of Mandatory Flood Insurance.

FPRS had secured the services of a local surveyor at a greatly reduced rate. By the middle of December, FPRS had obtained the Elevation Certificate from the surveyor, and had obtained a Letter of Map Amendment (LOMA) from FEMA. FPRS moved so rapidly that we never had an opportunity to obtain private flood insurance!

Obtaining a LOMA from the federal government (FEMA) is no easy feat. If you go the FEMA website, there is a detailed information on the federally mandated NFIP (National Flood Insurance Program). The NFIP is written like our US tax code.Somehow, FPRS was able to cut through the bureaucratic red tape and have the flood area designation removed from our property in just a few weeks. Simply incredible!

Lexi O'Leary is now contacting our mortgage company. She will provided evidence that flood insurance is not required. The mortgage company has obtained a flood insurance policy ($1,100.00) and debited our escrow account accordingly. We probably will never have to make an escrow payment, or any private flood insurance premium payment due to the fast response of FPRS.

Lexi has also informed us that all State and local regulatory agencies will be contacted regarding the LOMA. It appears that all bases will be covered and that we can finally put to rest any flood insurance issues. For this "Peace of Mind", we are truly grateful.

Lexi's phone call just before Christmas made this holiday season brighter indeed. We would like to thank Lexi O'Leary and FPRS for their efforts on our behalf. After we have received the final documentation from FPRS, we will write to Jim Biggar, the Oscoda Township Zoning Administrator. He will receive our full endorsement for the services provided by FPRS.

After losing my job of 32 years and having the opportunity to go back to school, it became apparent that it would be a good idea to start looking into the process of refinancing our mortgage at a lower interest rate.

We went to our local bank where we had our original loan. We made application to refinance our mortgage. A few days later, our loan officer called and told us that flood insurance was required.

We called our insurance agent to inquire about flood insurance. He could not give us a direct quote. He claimed he had only done one other flood insurance policy for a home on a lake in Luck, Wisconsin. He told us we would be required to submit a Certificate of Elevation. This required us to have our land surveyed. After submitting the information, our agent called us back with a quote of $1,900.00. Mind you, our homeowners' insurance is only $300/annually.

We called our loan officer back. He told us that if we did not refinance, our original loan would not be affected. At that moment we decided to drop the process and leave well enough alone.

However, as the interest rates continued to drop, we became determined that there must be a place to refinance without having to obtain flood insurance. We ran across an advertisement of a mortgage company in Hudson, Wisconsin. The office was located right on the St. Croix River. The loan officer there assured us that he had done only one loan in the last ten years where flood insurance became an issue. This home was on an island. We agreed that if they could refinance our mortgage without having the additional cost of flood insurance, we would pursue it. A flood determination was done and it came back that our property was NOT in a Flood Zone A. In December, 2002 we proceeded with the financing. Closing went well and we believed that was the end of it. Not so!

In November 2003, 11 months later, we received a letter from Wells Fargo Bank stating they had audited our file and it was determined our property was in a Flood Zone A. We were required to obtain flood insurance. Our insurance agent was surprised as he still hadn't written any flood insurance in our area.

In the meantime, he sent us an article regarding Lexi O'Leary and FPRServices, Inc. The article was interesting. It stated that FPRServices dealt with FEMA on a daily basis and could help homeowners that were being mandated by their lenders to obtain this insurance. Though it got our attention, it was our thought... "this company is in Michigan and we are sitting in Wisconsin". We set the article aside.

We started to call for insurance rates with different agents. No one of them could help us. Things kept getting worse. The additional premium added to our monthly mortgage was definitely making a payment too high to handle. Would we have to sell our home?

Once again, we came across the article on Lexi O'Leary at FPRServices, Inc. Knowing we had exhausted all of our resources, we called Ms. O'Leary.

Immediately, Lexi was interested in learning more about our situation. She explained how her services worked and assured us she could help. Still very apprehensive, we moved forward. We sent Lexi all of the information. Within days, she was able to locate an agent who wrote flood insurance. The premium was affordable, only $300/year. But once again there was a glitch when the Underwriting Department of the insurance company received our application. Apparently, there was some confusion on how the survey was written. We now were notified our premium would be $2,100/year.

It only took one phone call to Lexi. Within hours, Lexi called to let us know things were taken care of. She told us our premium had been reduced back to $300/year. She also shad she would be taking the next step to pursue the LOMA to remove our property from Flood Zone A.

Finally after all this time and with Ms. O'Leary's expertise, we received notification from our lender that flood insurance is no longer required.

We are so relieved! This is our dream house on the lake. We raised our kids in this home, had all intentions of retiring here. Fortunately, with the help of Lexi O'Leary and FPRServices, Inc., our dream is still there.

I recently purchased a home on Cedar Lake in Greenbush Township. Before closing, I was notified that I had to obtain a Federally mandated flood insurance policy. Naturally, this came as a surprise because I had not been informed of this mandate. Confused, I began to seek out answers but couldn't find anyone that could help.

Early last summer, my wife and I decided it was a good time to refinance our home. With the low interest rates available, refinancing would result in a significant savings.
